Every property advertised on this site carries its Dubai Land Department advertising permit number. A property that does not have one is not published here.

Prices, areas, availability and handover dates are given to us by the owner or the developer and are believed correct on the date shown against the listing. They are not a warranty, they are not an offer, and they can change without notice. Verify anything you intend to rely on before you commit to it.

Floor plans, renders and photographs of off-plan property belong to the developer and are indicative. What is built may differ from what is drawn.

Nothing here is legal, tax, mortgage or investment advice, and nothing on it is a recommendation to buy. Property prices in the UAE can fall as well as rise. Take your own advice before buying, selling or letting.

We act as a broker. Where we act for a seller or a landlord we will say so. Commission, who pays it and how much, is agreed in writing before anything is signed, never afterwards.

We do not hold client money through this website, and we will never ask you to transfer a deposit to an account given to you in an email without confirming it with us first, by a channel you chose. Payment fraud in Dubai property most often begins with a changed bank detail in a forwarded message.

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction.
