Buying in Abu Dhabi: what needs a separate check
The short answer
Use Abu Dhabi’s authorities, registers and transaction terms for an Abu Dhabi home. Start with the ownership right available to you at the exact location, then verify the project, documents and costs. Do not transfer assumptions from a Dubai purchase without checking them.
Confirm the right attached to the home
Abu Dhabi’s ownership rules allow non-UAE persons to own real property rights within investment areas. The practical task is to confirm the exact location, the type of right offered and how it will be recorded for your purchase. A broad statement that foreigners can buy is not a substitute for checking the particular home and purchaser.
Ask for documents that identify the unit, plot, registered owner or developer, and the right being transferred. If you are buying through a company, with another person or under an unusual arrangement, obtain advice on that structure before committing. The property and the proposed ownership arrangement both need to fit.
Use Abu Dhabi’s project records
ADREC is the Abu Dhabi Real Estate Centre. Its buyer guidance points to licensed developers, registered projects and project-specific escrow accounts for off-plan purchases. DARI provides Abu Dhabi property services and project information. Use those routes to check the project you are considering rather than searching only a Dubai register.
Match the legal project and developer names across the official record, reservation papers and payment instructions. Independently verify the beneficiary details before a transfer. Registration and escrow checks are important evidence, but neither removes the need to assess construction, contract terms and the money you will owe.
Build a local completion budget
Request a written quotation for the charges applicable to your transaction through the current Abu Dhabi process. Include registration, any finance-related charges, agency remuneration and the other items you are expected to pay. Confirm the recipient and due date of each rather than copying a Dubai fee sheet into the calculation.
If an offer includes a registration-fee or service-charge incentive, ask what it covers, how long it lasts, which units qualify and what conditions apply. Keep the written terms with the price quotation. A benefit announced for a launch may not belong to every later purchase or resale.
Check the life around the home
For a Yas Island home, for example, test the actual route to the places you will use, the parking arrangements and the surrounding activity. If a future bridge, school or other amenity is part of the sales story, distinguish its planned status from what is operating now. A map can make a journey appear simpler than it feels in daily use.
For an investment purchase, investigate the relevant local rental evidence and costs. A Dubai-wide yield or price movement is not an Abu Dhabi forecast. Compare homes with similar location, size and specification, and record whether each number is an asking price, an achieved transaction or your own estimate.

A familiar percentage still needs a local cash plan
Invented example: AED 4,000,000 home with 10% booking, 40% in later instalments and 50% on handover. This is not an Aldar or other developer offer.

Half the price remains due at handover. Add the applicable local fees and your ownership costs separately. The percentages tell you nothing about ownership eligibility or the legal terms of that home.
What to take away
Treat Abu Dhabi as its own transaction. Keep its ownership evidence, official project checks, contract and cost schedule together before paying a reservation amount.
